Ageing buildings, renewed with confidence.
In place of at-risk structures, we build earthquake-resistant buildings that raise quality of life. We run the process from start to finish; you only make the decision.
Transformation is not a demolition. It is a promise.
Urban transformation often concerns a neighbourhood more than a single property. We plan with regard for the community, the scale and the street.
It begins with a transparent agreement with rights-holders, and we manage every step — from permit to occupancy — under one roof.
Buildings we have renewed.
Some of the buildings we have rebuilt through urban transformation. Each one began with a decision its owners made together.

Four steps, complete.
Assessment
First the building is assessed for seismic risk, or an existing report is reviewed. Then its zoning status, land shares and the floor area a new building could offer are studied together.
Agreement
Sharing, delivery time and each side's obligations are set out clearly in a written contract. Under Law No. 6306, the decision is taken by owners holding at least two thirds of the shares.
Permit & Demolition
The design is prepared and the building permit obtained. Once the building is vacated, demolition and excavation are completed with full safety measures.
Build & Delivery
The new building is built under independent building inspection. Once the occupancy permit is granted, the flats are handed over to their owners.
Questions we hear often.
How does the urban transformation process start?
It starts with establishing whether the building is at seismic risk. The assessment is carried out by firms licensed by the Ministry of Environment, Urbanisation and Climate Change, and any one of the owners can apply. At this stage we review the building's zoning status and transformation potential with you.
How many owners have to agree?
Under Law No. 6306, for an at-risk building the decision is taken by owners holding at least two thirds of the shares. The law sets out a separate procedure for the shares of owners who do not join the decision.
How are the new flats shared?
It differs from building to building: the split depends on the zoning rights, the land shares and the owners' expectations, and is fixed by the signed contract. In a first meeting we discuss that balance for your building.
What do you take on during the process?
From the agreement to the occupancy permit, we handle design, permits, demolition, construction and delivery under one roof. The owners are kept informed at every stage.
Where do you work?
Most of our projects are in Kadıköy, around Bağdat Caddesi: in neighbourhoods such as Suadiye, Caddebostan, Erenköy, Göztepe and Kozyatağı.
What should I prepare for a first meeting?
The building's address, its number of floors and flats and, if there is one, the seismic risk report are enough for a first assessment. You can reach us through the contact form or by phone.
